There are no annual revenues as hotel opened only in late summer. Therefore, the property will be sold on an asset basis and not on ROI. As far as the number of employees is concerned, one must consider several points such as: what is expected of them ( do they
share certain jobs, especially in slow times ), how many hours do they work, services provided
by the hotel, etc.
The Hotel is located on the East shore of the inner Bay of Marigot Bay. The property line is
approximately 50 feet from the water that, in turn, is protected by mangroves (the mangroves are between the property and the water). It is only 2 minutes by boat to Marigot Beach. The dockage for boats is privately owned but one can anchor anywhere in Marigot Bay at no cost. There already are restaurant and bar facilities. Provisions were made for a
souvenir or dive shop (floor and footings are in place ).
The Tax Department has granted a five-year tax exemption. After that normal tax rates will apply, regardless of citizenship of the owner. In addition the Government has given duty-free concessions for equipment imported for the hotel.
A foreigner requires an "Alien Landholding License" to own property. This is a formality and is gladly issued by the Government who love foreign investment.
